WTK: Renting Out the whole of a downstairs house...

approx 35'x60' (blocked around) and a small attached flat business unit in from with parking, what is a good price?.
I used to rent the small flat business unit in front for $3k a month but the tenants left.
Some one approached me the rent the front but its too small and they want to rent the whole of down stairs to open a big CHINESE rest. They will build kitchen, an extra toilet as they said they need 2 male/female and move walls etc.
I will like to know what is a good price and any thing else.
Thanks a lot for your advice.

If they had the money to do all that why are they renting? Also when they leave will they put it back to its original condition or is that somthing you will have to do?

obviously when all that money is spent to develop your place downstairs, you would have to offer them rent free business accomodation for a period to be determined.

actually
your situation is not unique
that's what those "Chinese Food "places do
they fix the place to suit their style
and they pay a really good rent
you can ask 25/30k
but my advice is to be reasonable and
go to the lawyer and make a lease
so that if the food place doesn't work out
you wouldn't have to pay back for renovations...

If u living above be prepared for any extra conveniences or inconveniences etc
Like oil dumped in waste pipes etc, customers
