Guys, anything to stop leak in concrete decking? And floor (well also a decking)?
Asking for someone who really really really frustrated here. Any help appreciated.

Cant tile the decking. Have nothing on it right now (upper decking).
Seems when rain falls water soaks through the plaster and gets under the deck pan. Soaks the ceiling and insides.
Heard if this thing called sika flex to use. Cut the wall where the plaster is too thin and put that stuff in.

If they don't deal with it it's going to cause problems later. The steel and BRC will rot and destroy the floor. Simple fix is to get some cheap used wood and galvanized sheets and build a shed roof on it. It could be just a foot high on one side running down to nothing on the other.

You could try painting on some roofing compound
But that is basically a thick latex paint
So if you want to tile it later it will be some probs

But is this a popular occurrence?
What do people do to stop it?
Right now its leaking through the floor (bottom decking) but not getting to that yet.
Seems the water leaking in from the side of the wall near the top decking. Not on top

nerve there was a tuner on here in the misc barg section which was doing coatings for this sort of thing.

I had a similar problem years ago on a house . i used the undercoating(car) tar paint they sell and painted that , but that was not on a decking
My brother brought a water sealant from the us which was readily available in any hardware up there for a deck

Oil paint will work also but the problem is when it is wet it is very slippery unless u add some sore of slip resistant beads

Screen floor 1" using sharp sand and cement
2:1
Add some polyV7 as well

Been doing this for the last 10 years.
It's never failed yet.

Costs about $4,500 for everything.

relative of mine have a property in el socorro on the main road

they were offered 3 million for it 5 years ago, 3 .5 million for it 2 years ago

hired farell to do a valuation....they value for under 2 million.....

now....it could be that the price people willing to pay and the price its valued it is a difference because no one in that area really selling...but......almost half the price?

and they claim they also took into consideration properties in the area.....

Hmm after reading this I hope it's no so for me yes..I know it did the valuation this week gone I'm just waiting for the document so what's the outcome of it..thanks again for the information yall

valuations are usually subjective and they normally tend towards lower conservative values

if area hasn't had many sales of property it also becomes harder for them to guess a figure

remember that majority of valuations are done for mortgage financing purpose so valuators want to keep bank happy...and not overvalue and cause bank to have overvalued property to try to dispose of if loan fails

So I visit the house today.
There is a pipe in the part of floor that is not tiled. Seems it is a condemned electrical pipe.
So that takes care of the major leak.
Will address the decking another time.

Need some advice folks...

What's the best way to "shade" a western wall from the heat? That side of the house gets direct sun from after lunch till around 5:30pm and up till 8pm the heat release from the walls inside the kitchen area is unbearable.

Would a lighter color exterior paint and shed on that entire side help?

Sometimes when the place is cooler and there is a breeze, the fresh air is nice with windows and doors open

I dont have that problem, but thinking about that scenario for the future.
My idea was to put up another 'wall'. Some other surface to take the direct beating of the heat, then have small space between that and the actual wall for the hot air to rise up Via convection.

Something like a privacy screen, with some vines, or even a tarpaulin just to see how it works out.

What I have noticed is that inside a house with direct sunlight is far hotter, like a hot box, than an open she'd with air allowed to flow freely between the outer surface which takes the sun and inside of the inner room which is isn't directly sealed off by the shed.
(Broke down the old house to rebuild, and put a shed over the old toilet and bath for interim use, and water inside that is freezing cold right through. )


Persnally, I am thinking to put eaves and hanging plants right around to deflect as much sunlight from impacting the wall surfaces as possible.

The lighter color will help to reduce sunlight heating the wall. You can add trees and awnings to provide shade. Increasing the amount of grass and shrubs will provide moist ground to reduce the heat radiated from concrete. You can try to increase the air flow. Also try to reduce the temperature of the entire house by having a lighter color on the roof.

A lil update on the valuation I did the land came in a little short.the purpose was a loan I going through the bank
But then again I had been prepared my mind to pay a little excess out my funds..
The valuation was done by ga farell.the price was bad as I know someone was trying to acquire also in another street.they wen Tru Raymond and pieere and it came way down low
