Maraj have MDF mouldings . Most others are PU . Think about rot and moisture .

I was looking for mouldings last month and came across a place in Rio Claro side that had mouldings for $50 - $75 . Pionare Enterprises in Marabella have a lot too.

My brother was really telling me that a place Rio Claro has it cheaper than Kelvin Ghany. You have the name of the place and a contact #?

This is perhaps the only modern design there. It’s the least ornate but somehow also the most expensive.

Hi All,

Looking to buy materials and put down before doing labour on my house.

Bricks up to ring beam is up.
2 story.
Can anyone help me with a material listing to complete house?
I can do the specific measurements just need d materials and how to measure for them to estimate qty needed.

saw a plan online that I like.
Are there any reputable contracting that can bring this to reality with a properly defined budget that they can actually stick to?

Wanna ride out this year, maybe look at starting next year - but it's good to do my research now

I've seen Macon advertise some decent work including their own plans on FB. Worth checking out. If you find any other reputable ones please do share. Organizing land right now and might start testing the waters next year for plans.

Someone here mentioned https://dghomestt.com/home. Houses look decent but it seems they are based in the North-East. I am partial to builders based in South who can have more time to dedicate to my project and probably have good relationships with suppliers in the area to have materials on time.

I know you'll pay plenty more for the full package (design/build/manage), but hadda compare that against the headache method

Boy sometimes you pay someone for a full package and they realize you eh really checking nothing and they bring in a set of cheap material and do all kinda bs.

But construction is really headache too eh...

But imagine the headache if a 6 months after you build things start to fall apart and it's your money hadda spend again to fix it

Yeah boy, construction is stress whether is big time or small time contractor. Is really where you place the value and trade-offs. But I have trust issues and can't buy no house however fancy where I can't see what they do in the foundation and behind all the nice finishes.

You really need to have a contractor you can trust or have knowledge yourself or have an engineer friend to advise.

This was discussed somewhere earlier in this thread. Short answer is no. Foundation rebar should be 5/8" corrugated high tensile steel for any augered piles, mats and ground beams.

3/8" would be used for stirrups.

With a good set of engineered plans and a good builder with four or five men in the crew, you could take on that project yourself and save on contractor markup. You can also open a credit line with a hardware. Usually if you are a new customer, once you buy the first batch of material and show that you are paying them, after a few weeks, you can get a credit line extended. That way, your builder goes and gets his material and puts it on your tab. Just verify the delivery notes with the items.

You can do the inspections yourself, using the plans as a reference and have hold points for you to see everything before concrete is ever poured.

This was discussed July 10.

The minimum steel that is recommended is 1/2" but that depends on design and load.


Take a look at TTS 599:2006, Guide to the Design and Construction of Small Buildings for more detailed information.
