There are still deals if you really look. The thing is most people want land in the already built up areas, which is mostly expensive. Look just outside the built up areas and often you get some cheap deals. A village or town grows from its outskirts, so any land you buy now is sure to be valuable in the next few years.
I bought land for peanuts years ago that can be sold for top dollar today. It just takes a little patience. Good examples are Aranguez and Joyce Rd, Chandanergore and Penal.. A few years ago land was $20g to $40g per acre ,now it's almost a million in Aranguez per lot, and $500g per lot in the other two areas. Men who bought five to ten years ago, rolling in cash now.

Hmm still wished it was me who invested those years ago..wen I finished school I end up changing fields during that time and most of my cash end up in exams as well being unknown of how dark the future had become.i was young and foolish.how u say the outside village to a town will be increasing in growth and eventually on time become built up..

I bought a piece of land in 2003 for 40k and my family laugh at me. Last year I sold it for 1.3 mil. Go figure.

In central. I had bought a piece of of land for 25k in mayaro in 2006, and there was a poor family that could only afford 27k, so I say "what the hell. Why not?" Sometime in life you help someone, you can change their fortunes.

Be wary of certain realtors who pushing unapproved land and trying to rush you to buy.

anybody know how to get T&C approval if your land already subdivided and registered in Land and Surverys ???

I have all d cadastral for all d lots ... i just want to get the T&C now.

Land: Demand and Supply.
The demand increasing, supply is constant, we live on an tiny island, not the US of A.
Negotiating power may have increased for the buyers, but the land value either the same or increasing.
Land not selling? HCL just put out an ad in today's papers for land by the Golf Course , nothing cheaper than $250 psf, let's see if any remain within the next six months.

so whats the cost of paving, installing electricity and water for a road 1400 feet of roadway?? rough average...

thinking of developing an area where i live, 14lots, 50 x 100ft parcels ??

i need info such as minimum road width etc.

any help or guidance to the right direction is highly appreciated

Thats 4 totally seperate projects eh bredda, especially if u aiming to have the lots approval.

Approved survey plan from a licensed surveyor

Electricity entails having t&tec evaluate the amount of poles needed and if a transformer is required.

Wasa requires having a complete plan for water and drainage drawn and approved by them. Then the installation of 4" mains, hydrants and end valves and drainage.

Road surface requires another set of approvals with the layers of pitrun/crusherun/asphalt being specific.

Finally all of the above is needed to get final approval from the regional corporation.

Thats just a basic run down.

Hope u have some big dollaz to make the start up.

Get a plan for road width and layers from the regional corporation
So u wont have to do double work.
Also, cater if water pipes need to be put in the ground before laying the crusher-run or asphalt. Nobody like to see a trench inprinted and badly patched on a new road surface.

I was thinking that same thing.
See where road falls, find out if water lines can pass under road reserve or road, run water, build road and then electricty.

Be wary of people selling deeds to houses and the land is RPO. Dat it trap. House must be sold with the land when RPO involved

It needs to be stated in the memorandum of transfer.

"Lands along with all buildings and appurtences thereto belonging"....
