Postby mango_chow » April 6th, 2014, 5:54 pm

Man selling embd lots in Felicity and Couva for 300 000 and 250 000 on behalf of the ppl who get the residential lots.

Sounding not too right. He say b4 the owners cudnt sell, but Parliament pass a thing where they cud. Anybody know? Q

The land is not for sale. Rather they are selling their rights to the land. Its a sublease from the embd that the vsep package entails. But from the initial settlement some 13yrs ago, the rights can be sold and embd recognizes this. The sublease offers a clause that the land can be transferred to another party 3yrs or 5yrs after acquisition (not too sure of the amount). Really all the farmer has to do is pay for the deed, which does not cross 30k. So the prices being called are somewhat ridiculous.

If the land is residential, then at current market rates they are actually fairly priced.
They got them for next to nothing but just remember that this is leased land.

Do what happens if you pay and then prior to five or three years the seller decides to change his mind. Is it legally binding? I left with more questions than answers.

You must contact a lawyer and make and agreement that states such. Once there is an agreement in writing and prepared by a lawyer then it is legally binding. There are lawyers who have done this type of agreement. Also make sure that when the agreement is made that you think of everything possible that can happen that will not be in your favor. Otherwise it will be your ass to ketch if the person tries to double cross you.
